Convienient Financing Options For Your Next Car Purchase

Not many people have sufficient on-hand resources to pay cash for a new/used car purchase. Most people HAVE to finance at least a major portion (about 80%) of any such acquisition. Most people just assume that financing through the car dealership is the simplest, easiest and most convenient way to go-and most people pay more than they need to because of that assumption!

Car dealerships rarely provide direct financing; i.e., they “partner” with a lending institution which provides funding to “qualified” buyers who apply for loans at car dealership offices. The lending institution accepts all the involved risk, while in most cases the dealerships accept a flat fee commission, a percentage of the total loan, and/or a bonus for each loan placement from their lending “partner.” This cost is paid for by the buyer through a higher loan rate. It might be simpler and easier to file for a loan at the car dealership, but please don’t assume that it doesn’t cost you for that convenience. In a small number of case, like at ThatsMyNewCar.com, financing is provided, however the dealer does not receive any fee, percentage or bonus for placing the loan. The service is provided to make the car buying experience better and more convenient for the customer.

Banks and credit unions offer direct financing to car buyers, usually at rates better than those they can offer through any “partner” car dealerships-this is because they have no fees to pay for a middleman. Deal directly with a lending institution and you can save money on your new/used car purchase. If you have a savings/checking account with a bank or credit union, they are much more likely to provide you with a car loan than any lending institution for which you are not already a customer, and you’re more likely to get a better rate or more convenient terms (or both) from them too. Most even offer lower rates if you agree to have payments automatically deducted from your account-no checks to write, no envelopes to address, and no stamps to send them in. Now that is a convenience which not only doesn’t cost you anything, it usually saves both time and money!

Try to have your financing issues addressed before you even go to a car dealership. Banks and credit unions will help you determine how much you can afford to pay, which should provide more confidence and less anxiety for when you actually go to a dealership. With loan approval issues already addressed before you set foot on a lot, if you see one that just screams “That’s My New Car” to you, you’ll be in a position to close the deal right then and there, and to drive it home without further delay. Now that could be a convenience derived from adequate preparation and forethought!

Even if you owned a million dollar townhouse in Boston’s Back Bay, there just isn’t enough room on a 25′ x 100′ lot for a townhouse, small deck, a couple of parking spaces AND a closed loop geothermal heating system.

If you live in high humidity Alabama, the less expensive and environmentally friendly swamp cooler will never be a viable substitute for central air conditioning.

Only when you narrow down the choices for alternative heating or cooling based on where you live, can you begin to focus your time and energy on the most relevant, cost effective heating solution.

Urban Alternative Heating

Geothermal, outdoor furnaces and most wind power are not suitable for urban or small-lot suburban homes. Except for very small wind turbines (i.e., with rotors one meter or less in diameter) on very small towers, a property size of one acre or more is desirable.

Wood burning stoves have been used in urban areas for as long as I can remember.I bought my first air tight stove in 1976. Corn and wood pellet stoves are quickly gaining acceptance as new installations or replacements for existing wood stoves.

One Connecticut pellet stove dealer I spoke with said he sold so many wood pellet and corn stoves last winter he was forced to temporarily close one of his two stores for lack of product.

An adaptation of the wood or pellet stove is the fully vented fireplace insert. They are comparably priced to freestanding stoves and offer a simple way to turn an otherwise inefficient fireplace into a source of heat for multiple rooms.

Unvented gas log fireplaces or propane space heaters are less expensive to purchase and install but are controversial with respect to health risks and are prohibited in some localities. Make sure the unit you purchase has an ODS (Oxygen Depletion Sensor). This safety device turns off the heater when the oxygen in the room drops below 18%. (Normal is around 21%)

Decorative gel fireplaces are nice to look at, but aren’t considered legitimate heating devices.

Electric and hydronic (hot water) radiant heat are extremely versatile and can be installed anywhere. The hydronic application of radiant heat can be fueled by anything from corn to gas and can be adapted to heat driveways, hot tubs and of course, your home.

Solar for hot water is on the rise in urban areas. A neighbor of mine in the Port Norfolk section of Boston recently installed a solar array on the roof of his two family home. His contractor did a first rate job and it doesn’t detract from the visual appeal of his house at all. He also says his hot water bill now costs him “chump change”.

Let’s not forget the ever popular space heater. For many elderly homeowners who spend most of their time in one room of their home, a space heater is the least expensive way to supplement their conventional heating system.

Six Steps to Bulding Your Own Home

It is possible for anybody to build their own home, they just need to plan carefully and follow the steps outlined below.

The most important aspect of building your own home is deciding on a budget. This will dictate each step of the process all the way through completion and beyond. Don’t forget to add land cost to the budget of the entire project. It is also important to not forget Murphy’s Law when doing a project this big, building estimates are just that, an estimate. There are numerous reasons that construction costs can increase slightly; be sure to leave a little extra room in your budget for changes to the plan.

The next step is deciding what kind of home you would like to build. Browsing through home and real estate magazines is a good start. The internet is also a great resource to get great ideas about your homes style and function. Once you have a general idea of the type of home you like, you should try to see some similar ones in your area. They don’t need to be identical, but you can go down to a model home and see if you like or dislike certain features. Taking pictures of things you like is also a good idea; it can only help your designer draw up a plan exactly like you imagine it.

Purchasing the land is the next big step. You should, of course, have a general idea of what kind of land you want, but don’t automatically filter out properties that don’t exactly fit your search criteria. Keep in mind how much backyard space you would like, how big the house is you are planning on building, and what you are going to use the land for. For example, do you plan on putting in a swimming pool? How about having animals on your property? Would you like a little privacy from the neighbors, or just a good view?

As soon as you have purchased the land that fits your dream home, the next step is hiring a general contractor to oversee and manage the building of your house. It is a very good idea to call at least a handful of contractors and to have each of them give you an estimate. Make sure you ask their price per square foot, inquire about specifics that you would like on your house that may cost extra, and definitely ask for some references from each builder. Most contractors will be more than happy to show you homes they have built before and the homeowners will often answer any questions or concerns you have about the contractor. This is also a good time to check your budget. Is the home you have imagined going to fit into your budget?

Another budget check comes when you apply for financing. This is the next step towards building your home. You need to contact lenders in your area and search for the best rates and scenarios that fit your financial means. Through the loan process you will learn how much money you can be approved for and will more closely determine your final budget for the project.

The hard part is now over and the exhilarating part begins. Choosing paint colors, carpeting, and cabinets are just a few of the many exciting options you have when building your own home. You also get to observe the building process in action and see your new home being erected each and everyday. For many people this is fun, because they have put a lot of work into their project and are excited to see it come into fruition.

Building your own home is certainly a lot of work, but the benefits can not be overlooked. Careful planning and patience will go a long way into making sure everything works out just as expected. Believe me, once you move in to your new home you will be thrilled!

Stop your Dog Barking When You’re Away

Obviously, most problems with barking dogs result from dogs that don’t have their owner around to quiet them down. In fact, the owner’s absence in many cases is what’s rousing the dog’s vocal chords.

Most of what you can do to get your dog’s barking under control is done directly by you when you catch your dog in the act. For instance, if you know that your dog is barking at, say people who walk their dogs past your house when you’re away, then it is possible to recreate this scenario with you present so you can correct the behavior. However, intermittent barking such as this may be tolerated, by you, the neighborhood, and indeed your local dog legislation, provided your dog is not menacing passers-by through a crumbling fence.

A lonely dog barking or whining can be both much more of a nuisance and much more difficult to address, but there are still some things you should be doing. Try to come home more often, or try to arrange for a friend to visit, ideally with their friendly and energetic dog. It may nip the problem right in the bud. Enough said.

If you know you’ve got a barking dog problem that has the potential to anger neighbors, a little public relations work can go a long way. If possible, ask your neighbors if there is a barking nuisance coming from your place and, if there is, tell them you’re working on it. Then work on it.

You might also try staging a false exit. Walk once around the house or whatever it takes so they think you’re gone. When your dog barks, correct the behavior with a “Quiet” command (though your sudden appearance will likely be enough).

You can use special bark collars, that either use sonic or electric power to correct your dog. Others squirt a substance such as citronella when they bark, a scent they despise. I don’t use them, and the ones I have seen in use were awkward and not 100 percent effective. But I stay away from them less because they train through discomfort (they do not harm your pet), and more because they displace the source of authority from you to some device they don’t understand. Furthermore, they don’t differentiate between acceptable – even necessary – barking on one hand, and noise pollution on the other.

There’s also a medieval-like procedure whereby the dog’s voice-box is removed to render them barkless, or at least takes the bite out of their bark. This is simply abhorrent.

A better option for desperate dog owners is arranging some form of doggy day care, whether it’s a professional service or a personal arrangement. Some dogs simply do not get enough stimulation during the day, and they will let the world know about it until they do.

Some Helpful Tips For Remortgaging Your Home Loan

Preparing to remortgage your home loan

Nearly half of all mortgage applications are for remortgages. If you are considering remortgaging your home loan, here are some things you can do to get ready:

1. Check the current interest rates.

Traditional wisdom says you should remortgage your home if the interest rate drops at least two percentage points lower than your current interest rate.

However, if the current interest rate is only 1% or 1.5% less than your current interest rate, you can still save money over the term of your mortgage. You want your interest rate to go down by at least 5/8%, or you won’t save enough money to be worth the cost of remortgaging.

2. Consider how long you plan to stay in your home.

The interest rate is not the only factor you should consider when deciding whether go for a remortgage.

Keep in mind how long you plan to stay in your home. You need to stay put long enough to recover the costs of remortgaging.

If your new interest rate is 1.5% less than your current interest rate, you generally need to stay in your home more than three years to make the remortgage worth the fees.

3. Check your credit rating.

Check your credit rating before you filling out any remortgage applications. If there are any problems with your credit, you can take a little time to fix them before proceeding. This is especially true if there are out-of-date or incorrect entries on your credit report.

It’s a bit of a chore to send off the letters and keep up the correspondence, but if someone were to say they’d give you a grand to do it (i.e. the amount you might save with a better deal), you’d do it!

4. Check the value of your home.

You will need to have your home appraised. But for now, just check the selling price of similar homes in your area. Has the value of your home gone up or down since you bought it?

5. Decide if you want to use the equity in your home to get cash out.

If the value of your home has gone up, you can remortgage for a higher amount than what you owe, and get cash out for school, vacation, home improvements, or to start a new business.

For myself, I’d only use such money to set up something that would make money, or to fund a child’s education; it’s much better for your peace of mind to have low monthly outgoings than a fancy holiday or car.

6. Make sure you have cash to cover the refinancing costs.

You will have the same fees and expenses you did when you first purchased your home, including a home appraisal, closing costs, and other fees and points. Further, while you may be able to remortgage with no points or closing costs, your interest rate could be higher. And there is no reason to remortgage if you are going to end up with a higher interest rate!

7. Talk to lenders.

You should talk to several lenders to see what the current interest rates are and how much money you will need. Then figure out what your new payment would be if you remortgaged and how long it would take to recover the costs.

8. Adjust your mortgage term.

When you remortgage, you can take the opportunity to change your mortgage term. Maybe you originally took out a 15-year mortgage, but want to remortgage to a longer loan term so you can have more cash each month. Or (much better) maybe you want to reduce your mortgage term from 30 years to 15 or even 10, and get your mortgage paid off more quickly. Wouldn’t that be nice?

Estate Planning – Finding A Home For Your Collection – Charitiable Donation, Trusts

This is a transcript of a presentation delivered by Certified Manuscript Appraiser Brian Kathenes, May 23, 2003 at the Library of Congress, Manuscript Society Annual Meeting.

It is an honor to speak here at this wonderful institution and before my friends and colleagues of The Manuscript Society.

Thank you for allowing me to be a part of the program.

“Finding a home for your collection.” — an interesting phrase.

Depending upon the “home” you are considering for your collection, the services of a professional appraiser may be beneficial, or even required.

By the end of my short presentation, you will have a better idea of:

· how an appraiser can help you find your collection’s home
· when you might need an appraiser
· how select the right appraiser.

And, interestingly enough, you’ll probably know more about the appraisal process than most people who call themselves appraisers.

Now, before you even consider retaining the services of an appraiser you need to know one important fact.

Anyone can call himself or herself an appraiser. There are no laws or licensing requirements in any US state pertaining to personal property appraisers. That may seem unusual, especially with the antiques road show craze, but it’s true. It seems that anyone who ever bought or sold an antique or a manuscript is an appraiser.

There are dozens of recent incidents, and court cases, of unqualified people that got themselves and their clients into big trouble by calling themselves appraisers. You’ve probably read about a few of them in Manuscripts News. We do a great deal of litigation support work in appraisal related law suits and you’d be amazed at what our research reveals.

So for starters, let’s cover what an appraisal is and what it isn’t.

An appraisal is a formal, written document, prepared by a qualified appraiser. The report contains an unbiased, opinion of value along with the documentation to support that value conclusion.

Every appraisal has a purpose and an intended use. The use is the reason the appraisal is being conducted. Perhaps the use for insurance coverage, charitable contribution, equitable distribution, estate planning or pending sale.

The purpose is the value being provided: Retail replacement value, fair market value, liquidation value. We’ll talk more about values later.

Now, before you consider an appraisal, consider your needs.

· What do you want to do with your collection? Sell it, keep it, gift it? donate it?
· Would knowing its value help you in your decision?
· Does anyone else need to know the collection’s value? Family – distribution, IRS tax deduction?

Let’s look at a few “homes” for your collection.

If you wish to sell your collection (I guess that means the new home of your collection will be someone else’s home). You have several options.

You can sell it to a dealer. In this case you don’t need an appraisal because the dealer will tell you what he or she is willing to pay. (Now if your not sure it’s a fair offer, an appraisal might help), but if you select a reputable dealer, you’ll get a fair offer.

You can consign it to auction. Again you don’t need an appraisal. The auction representative will provide with a pre-auction estimate and associated fees as part of the service.

People call us all the time and tell us they want to sell their collection at auction and need an appraisal. As much as we’d like to relieve them of their money and do the appraisal, we tell if that’s what they wish to do, then they don’t need an appraisal. The auction rep will provide them with all the information they need.

You can consign it to an agent for sale – same story. The agent provides an agreed-upon selling price and the fees associated with the transaction.

Naturally, you need to have a great deal of trust in the dealers, agents and auction representatives, as well as their market knowledge.

You can shop a variety of auction houses, dealers and agents to get the best offer, pre-auction estimate and terms.

If you don’t have the time or the desire to shop your collection, an appraiser can provide you with the data you need to better understand markets and optimal methods of sale.

If you are planning to sell your collection, I believe there are specific advantages to each method: dealer, auction or agent. But that’s beyond the scope of today’s program.

Another “home” for your collection can be a gift to family or friends. You can gift all or a portion of your collection. You can equitably distribute the collection among several parties or give it to one person. You can gift the collection all at once or over a period of time. Each of these decisions may require an appraisal, in order to equitably distribute the assets. You may also need the appraised value in order to stay below the maximum non-taxable gift amount.

Your collection can find a home in various family trusts, which can be used to mitigate tax liability in estate planning situations. An appraisal is almost always required in this scenario.

You can also donate your collection. (I’ll bet Dr. Hutson was wondering if when I was going to mention that “home.”) Again, like with a gift, you can donate all of it, or a portion of the collection. There may be tax advantages to donating an entire collection in one charitable contribution transaction, or over a period of time.

In charitable donations, an appraisal is almost always required in order to establish fair market value for potential tax deductions.

Before, I mentioned the appraisal terms purpose and intended use. In a charitable contribution, the purpose of the appraisal is to report Fair Market Value. FMV is a legal definition derived from Treasury regulations and revenue procedures as: the price at which the property would change hands between a willing buyer and willing seller, neither being under any compulsion to buy or sell and both having adequate time and reasonable knowledge of relevant facts.

Appraisers identify the most common market and then research value.

You see appraisers don’t really determine value — Appraisers report value. The market determines value. Appraisers research the appropriate market, then report their opinion of value in a qualified report for their client. Most of the appraiser’s value conclusions however are reported as a value determinations for legal reasons.

They back up their opinion with documented research, which is contained in the report.

Professional appraisal societies, the Uniform Standards of Professional Appraisal Practice, and the IRS dictate what information is required in an appraisal report.

Typically, the first 9 to 12 pages of a charitable contribution report contain required information on the appraisal process, market research, methodology used, markets selected and the appraiser’s qualifications. The balance of the report is the detailed description of the items being donated and the value conclusions.

These reports are quite complex and always include detailed photographs, all of which is required by the IRS. An IRS 8283 form is also signed by the appraiser, and completed by the donor.

Sometimes our firm, National Appraisal Consultants, is retained to provide preliminary research in order to help the donor establish how the collection should be donated.

All in all, the donor works with the institution, the appraiser, and usually a tax professional to ensure the donation becomes a win/win for all parties involved.

If your collection needs protection until it finds a new home, an insurance appraisal may help. As you know, manuscripts are not typically covered under the standard home owner’s policy. They are considered by most insurance companies to be fine art and must be scheduled.

An insurance appraisal properly identifies the collection and establishes a retail replacement value. The report provides the basis for coverage. The insurance coverage can extend to shipping, storage and a loan of the collection, should its new home be out of your home.

So, there are several common applications for appraisals. To be sure there are others, but I think these are the most common uses and pertain to today’s topic.

Now if you do decide you might wish to consult an appraiser, I have a few thoughts.

1. Appraising is not an art. It is a science. There is formal training, testing and certification available through a variety of organizations. Anyone that holds themselves out as an appraiser should have been trained, tested, and certified through one of three professional personal property appraisal organizations. Personal property refers to anything that is not real estate.

There is the AAA — Appraisers Association of America, based in NY The ASA — American Society of Appraisers, based in DC, the NAJA, National Association of Jewelry Appraisers in New York, And the ISA — International Society of Appraisers, headquartered in Seattle. The ISA is the largest professional organization of personal property appraisers. I am a Certified Member of the ISA with a Specialist Certification in Autographs Manuscripts and Historical Documents, and the Chairman of the ISA Appraisal Ethics Committee.

Check the qualifications of all potential appraisers. And seek out appraisers that have the highest level of certification and training. Don’t let anyone tell you there’s no place to learn to be a certified appraiser

2. Do not use an appraiser that has an interest in your collection. Professional appraisers are unbiased and will not offer to buy anything they appraise and they don’t appraise anything they intend to buy. You can’t wear two hats in this business and not get into trouble. Remember the Pickett papers.

3. Do not accept any appraisal fee that is based upon a percentage of the value of the items being appraised. It is unethical for an appraiser to base fees upon a percentage of value reported. Appraisers must always be and remain unbiased.

4. When making a charitable contribution, be certain the items have a related use. The IRS frowns upon allowing tax deductions for items that are unrelated to the purpose of the institution. Donating a cow to the Gemological Society of America is probably an unrelated use.

One quick appraisal story:

We talked about appraisers reporting value not determining value. Well one of our gems and jewelry appraisers was retained as an expert in a California court case involving a jewelry store theft. (story)

Why You Should Use Alternating Author Names

When you open an account with an article directory, you are almost always asked to create an author name. Most people put their real name, but this can be a mistake in some situations.

Regardless of what, when and how you write, you must keep one thing in mind – your audience. When you use articles to promote your site, it is vital that you remember you have two audiences. The first is the group of people that will be reading the article when it is republished on other sites. Equally important, however, is a second audience – the webmasters looking for content in the article directories.

By their nature, webmasters are hurting when it comes to time. There simply is not enough time in the day for most to get what they need done…well, done. When they come to an article directory site, the tendency is to try to find articles they can use AND identify an author they can trust. If you can fill this niche, you are in like gold.

I handle the search engine optimization for a site that sells outdoor products. I was always hunting for articles involving travel and the outdoors. I was pretty disappointed with most of the content I found, but an author named Steven Gillman came to the rescue. He wrote good stuff and more than a few articles were funny. Perfect! I started snapping up his articles and republishing them without even reading them. I did this because I knew he generally did a good job and the articles were on subjects I needed content for.

There was, however, a problem. He also wrote about other subjects such as real estate that I didn’t need. I would have to hunt through his stuff. It wasn’t difficult, but it took a little bit of my precious time. The real estate articles were written well, but they really didn’t fit on my site about the outdoors. This is exactly why you should use alternative author names.

In my opinion, you should use one author name for one subject. If you are promoting sites on real estate, beauty products and traveling, you should have three separate names that correspond to each subject. This makes it easier for webmasters to pick up articles from you, which is the purpose after all. They can just pop on to the directory in question and pull your latest stuff. Nice, simple and quick!

As directories have become more sophisticated, there is another reason to use alternative author names. Many directories have instituted RSS feeds by author.
